Boiler size should be based on actual heat and hot-water demand, not simply the number of bedrooms. For a combi, the required hot-water performance often drives the output choice. For a system or regular boiler, the heating load and cylinder arrangement become more important.

A survey should consider the property's size, heat loss, radiators, number of bathrooms, incoming water performance and how many hot-water outlets are likely to be used at the same time. Oversizing is not automatically beneficial and can contribute to inefficient cycling if the boiler cannot modulate low enough for the property's normal heating demand.
